What Determines Your Price

Size and surface area

We price by the actual paintable surface — wall and ceiling square footage, linear feet of trim, and the number of doors and windows — not just the home's listed square footage.

Number of coats

A same-color refresh over sound paint may need one coat. Going lighter over a dark color, covering stains, or painting new drywall usually means primer plus two coats.

Prep and repairs

Drywall patching, nail pops, caulking, sanding, sealing water stains, scraping failed exterior paint, and rot repair all add labor before a drop of finish paint goes on.

Paint and product choice

Premium interior and exterior lines cost more per gallon but cover better and hold up longer. We quote the product line by name so you can compare estimates fairly.

Access and scheduling

Two-story exteriors, steep rooflines, tall foyers, occupied businesses, and evening or weekend work take more setup time and equipment.

Extras rolled into the job

Pressure washing before an exterior repaint, wallpaper removal, texture matching, or cabinet and trim refinishing are priced as their own line items.

Interior vs. Exterior Projects

Interior

Cost is driven by how many rooms, whether ceilings and trim are included, and how much repair the walls need. Rooms with tall ceilings, heavy furniture to move, crown molding, or a dark color being covered take longer.

Wallpaper removal and texture work are quoted separately because the condition of the drywall underneath isn't known until we start.

Exterior

Siding type, stories, and the condition of the existing paint matter most. North Carolina sun and humidity are hard on south- and west-facing walls, so chalking, peeling, and failed caulk are common and need scraping and priming first.

Nearly every exterior repaint starts with pressure washing, and rotted trim or fascia is repaired before painting.

How to Compare Painting Estimates

  • Check that each estimate lists the same surfaces — walls only, or walls plus ceilings, trim, doors, and closets.
  • Confirm the number of coats and whether primer is included.
  • Look for the prep work spelled out: patching, caulking, sanding, scraping, and stain sealing.
  • Ask which paint product and sheen will be used, by brand and line.
  • Ask whether the company is insured and what warranty covers the workmanship.
  • Get it in writing. A verbal number is a guess; a written scope is a commitment.
